September 2011 Charlotte NC Real Estate Market Newsletter-This month report which shows the previous months market activity continues to show a reduction in inventory which typically occurs this time of the year. Each area and each price point can be different, but overall inventory is lower that it has been in the last few years and there are less foreclosed homes entering our market. It is always about supply and demand where prices are concerned. Remember that the tax credit stimulated closings in June 2010 to a higher level. Our Charlotte NC Real Estate inventory is lower and there are fewer foreclosures. All good news for our market.

Market Absorption Trend-Update on Ballantyne Country Club, Charlotte NC 6/8/2011-Ballantyne Country Club is an impressive golf course community located on either side of Johnston Road within the Ballantyne Community in South Charlotte NC. Beautiful, custom homes, rolling hills and huge trees always win over visitors driving through the community. The Club offers its members a Rees Jones designed course, tennis, pool, 24 hour fitness center, and dining in the Clubhouse. A Teen Center and Childcare Services are available, too. Kiplinger.com Names Charlotte NC Among Best Cities for College Graduates. They looked at factors such as overall cost of living, rents, nightlife,percentage of those aged 20-24,and culture. The result put Charlotte NC in the top 10 best cities. Per Kiplinger.com, "Charlotte is the second-largest banking center in the country, and it has the jobs to prove it: Wells Fargo and Bank of America rank among the city's top employers. Charlotte's diversified economy has also seen gains in fields such as aviation, defense, bioscience and energy production,k and the city added 4,900 private-sector jobs last year alone. US Airways Group has (a major presence) here. Low rents and living costs combined with a glitzy, developing uptown district make it worth a look." The website says the Queen City is "a cost-of-living bargain compared to other major cities" and has a "rebounding economy". It mentioned crime rates and limited public transportation as pitfalls, but falling. Who were the other top 9 best cities? New York Baltimore Colorado Springs, Colo. Washington, D.C. Omaha, Neb. Seattle Boston San Francisco Philadelphia

Buyer Loves the Neighborhood, But the House needs work! We have heard that a few times. There are so many homes on the market, but not all of them work for every buyer. Many sellers cannot afford to make the changes, updates, or repairs. But, some of these homes for sale could work with a few changes. New carpet, paint, tile, or hardwoods? Maybe, the home needs a lot more such as a total Kitchen or Master Bath renovation? But, the buyer does not have enough money to pay for the changes, closing costs, and down payment out of pocket. This is where the FHA Mortgage comes in! There are two types of 203 K mortgages-the Standard and the Streamline. Here are a few of the differences.  All of the work has to be completed within 6 months of closing, but the buyer funds the work through their 203K mortgage. Loan limits depend on your area, but can run as high as $729,750 (Charlotte, NC is $303,750). There are energy efficient changes that will allow the loan limits to be higher for their value, too. The appraisal is completed with the value of the home after renovations. Owners must use the home as a primary residence for one year. Those are just a few of the requirements and options. This would certainly help remove some of the more challenging listings off the market. For those buyers that find the home in the right location, but just need another bathroom or to expand the Master Bedroom; this could be the answer. As a real estate agent I am aware of many of the features of the 203K Mortgage, but to share all of them could turn this into a very long blog! Your mortgage representative will be the true expert for the details of this loan. It can be a complicated process, but for some buyers AND some sellers it could be very worthwhile. The Charlotte NC Real Estate statistics are out for the preceding month of April. Last year we had the stimulus and buyers had to be under contract by April 2010 and closed by June 2010. Last year our Charlotte NC Real Estate market had the tax stimulus available to buyers as long as they closed by April 30th, 2011 and they were required to close by June 30th, 2011 in most cases. Certainly, that drove up our numbers for several months last year as far as pendings (homes under contract) and closings. It is difficult to compare this year's numbers to that time period, but here are some stats to review data comparing last month and last year. Average sold prices, number of homes under contract, and number of homes closed-all helpful information if you are thinking of buying or selling.
